At the time of preparing this report there were 1377 single family homes on the market in the Greater Daytona area (MLS listings as reported by local real estate board areas 11-48). There were 1880 single family homes on the market this time in 2010.

605 homes sold in the 3^rd quarter of 2011 compared to 487 in 2010.Year to date there were 1755 sales of single family homes with an average sale price of $163,014 and 188 homes "pending". There were 1653 sales for the same period of 2010 and an average selling price of $162,670. This is a increase of 6.17% over 2010 in the number of single family homes sold with a increase in the average sale price of 0.21%.

At the time of preparing this report there were just 2 homes offered for sale through MLS in Fairway Estates with 10 homes under contract. Ten homes sold in the 3^rd quarter of 2011 with an average selling price of $77,760. compared to 4 homes in 2010 with an average selling price of $92,875. Year to date there were 25 sales with an average sale price of $76,683 compared to 13 sales in the same period of 2010 with an average selling price of $104,708. This represents a decrease of 26.76%  in the average selling price over the same period in 2010.
